Straight answers before the first call.
What should apartment owners know before hiring Next Level Communities?
Next Level Communities works only with multifamily communities across the US. Every engagement starts with a strategy session and a fixed-price proposal. A custom community website launches in 4 to 6 weeks on Ignite, and the owner keeps the website, the content and every lead it produces.
Working with us
Do you only work with apartment communities?
Yes. We work only with multifamily owners, investors, developers and property management companies, for communities of about 8 to 300 units anywhere in the United States. That focus is why we speak in occupancy, leasing velocity and NOI.
Do you work with one community or a whole portfolio?
Both. Many clients start with one community and add more. Portfolios are scoped as one engagement, with a shared design system and one reporting setup across every property.
How long does it take to launch?
Ignite launches in 4 to 6 weeks, Accelerate in 6 to 8 weeks, and Dominate in 8 to 10 weeks, followed by ongoing monthly optimization.
What do you need from our team?
One decision-maker who can approve strategy and design, access to your property management software and analytics, your floor plans and pricing, and feedback at each approval point. The How We Work page lays out the full engagement.
Which tier is right for my community?
Ignite fits a community that needs a high-performance site to replace an outdated one or a PMS template. Accelerate adds brand and positioning for rebrands, repositioning and properties heading to sale. Dominate adds advertising, nurturing and monthly optimization for portfolios and developers. We recommend a tier on the strategy session.
How do you work with property management companies?
We act as the marketing team for the communities you manage. Each property gets a custom website and a demand plan, all on one framework, with reporting that rolls up across the portfolio and breaks down by community.
Pricing
How much does apartment marketing cost?
With Next Level Communities, a custom community website runs $15,000 to $30,000, website care plans run $99.95 to $299.95 a month, and monthly services such as SEO, advertising management and lead nurturing run $1,000 to $7,500 each per community. Every engagement gets a fixed-price proposal after a strategy session, so you know the full investment before work starts.
Why don’t you publish one fixed price?
Because communities differ. A 40-unit building and a 300-unit lease-up with live availability need different work. The ranges here are honest guides; your proposal turns them into one fixed price after we understand the community.
Do I have to buy everything?
No. Each service can be bought on its own. Most owners start with the community website, because every other channel sends renters to it, and add services as goals grow.
Is ad spend included in the advertising fee?
No. The fee covers strategy, creative, landing pages, tracking and management. Ad spend is paid directly to Google and Meta from accounts you own, so every dollar of media is visible to you.
Ownership and contracts
Do we own the website and the data?
Yes. You own the website, the code, the content and every lead it generates. There is no proprietary platform and no vendor lock-in. If you change property managers, the site stays with the asset.
Who owns the domain?
The property should. If the template runs on a vendor subdomain, we move you to a domain you own. If you already own one, the new site launches on it.
Technology and integrations
Do your websites integrate with property management software?
Lead capture and tracking connect to the systems your team already uses, including property management software, CRM and leasing tools, call tracking and analytics. Specific integrations are confirmed per platform before the build starts.
Do we have to stop using RentCafe, AppFolio or Yardi?
No. The software keeps running your operations: applications, payments, maintenance and accounting. Only the public website moves to a custom site, which links to and connects with the software.
Which CRMs do you integrate with?
We work with the leasing CRMs and property management systems communities already use, connecting through their supported integrations, APIs or lead email routing. Tell us what you run in the strategy session and we will confirm the best connection before scoping.
Can you integrate with our property management system?
Usually, yes. Most property management and leasing systems offer APIs, data exports or partner integrations. We confirm what your specific system and contract allow during discovery, before anything is scoped or priced.
