Marketing measured in NOI and asset value.
Next Level Communities is a multifamily-only marketing firm that builds custom community websites and the demand system around them. For owners and investors we measure the work the way you measure the asset: occupancy, effective rent, retention and NOI. At a 5% cap rate, every dollar of added annual NOI is worth twenty dollars of value.
Which owner are you?
Fund principal, multiple markets
The portfolio builder
You run a fund across markets. You want one system that performs the same way at every property, and reporting you can hand to investors and lenders.
- IRR and asset value across the portfolio
- Repeatable systems for every acquisition
- Institutional-quality presence
- Less dependence on listing sites
A few communities, run closely
The hands-on investor
You own a handful of communities and your time is the scarcest asset you have. You want a partner who explains the strategy, runs it, and keeps it simple.
- Steady cash-on-cash returns
- Marketing that runs without constant attention
- Clear explanations, not jargon
- A long-term partner, not a vendor
What is more NOI worth across your portfolio?
Pick your profile, then set the number of communities and a monthly NOI lift per community. The value is capitalized at a 5% cap rate.
Scenario arithmetic, not a forecast. Your inputs, divided by a 5% cap rate. Your actual lift depends on the market, the asset and the plan.
Asset value at a 5% cap rate
$28.8M
Added annual NOI: $1,440,000Per community: $2.4M
One tile per community. Value per community is the monthly lift, times 12, times 20.
Why does apartment marketing so rarely show up in NOI?
Because most of it is built to be reported on, not underwritten. Four patterns we hear from owners every week:
Vendors who do not speak NOI
Most marketing reports stop at clicks and impressions. You underwrite on occupancy, effective rent and expense ratio. If a report cannot connect to those, it cannot justify its line item.
Paying listing sites to commoditize your asset
Listing sites put your community next to every competitor and let renters sort by price. You pay for the placement, and the renter relationship belongs to the platform.
Every property doing its own thing
A different template or vendor at each community means no shared playbook, no comparable data and no way to repeat what works at the next acquisition.
Marketing that needs you every week
When you are the asset manager, marketing cannot be another job. It has to run on a system and report back in plain owner language.
How does the Growth Engine work for an owner?
One system with three jobs: make your community the obvious choice, put it in front of renters first, and turn interest into signed leases.
A custom community website you own
Designed and built for your property, your market and your residents. The site, the domain and the lead data belong to you and transfer with the asset.
Demand you control
Search visibility and paid campaigns that send renters to your own site, not to a listing page next to the competition.
One framework across the portfolio
Each community gets its own brand on a shared system, so what works at one property rolls out to the next without starting over.
Reporting in owner terms
Leads, tours and leases by source, tied back to occupancy, effective rent and cost per lease. Numbers you can take to an investor meeting.
When is the right time to rebuild your marketing?
Right after an acquisition
A new name, a value-add story or a repositioning the current site cannot tell. Day one is the cheapest time to get it right.
When concessions start to creep
A free month is a discount on NOI. Demand you own is how you stop giving rent away to fill units.
Before a refinance or a sale
Trailing NOI and a property that markets itself are both part of the story a lender or buyer underwrites.
When the listing bill goes up again
Every renewal is a reminder that you rent your demand. Owning it is a one-time build that keeps paying.
What owners ask before they commit
- Our management company gives us a website for free.
- It is free because it is a template. It looks like every other community on the same platform, it is not built to rank, and you do not own it. Change managers and you start over. A custom site is an asset that stays with the property.
- A custom site costs a lot more than a template.
- Compare it to the NOI it protects. In a scenario where a community adds $10,000 a month in NOI, the annual lift capitalizes to $2.4M at a 5% cap rate. The real question is what it costs to go without.
- Our market is hot. We lease up anyway.
- Markets turn. Every lease signed through a listing site or with a concession is margin you gave away, and a hot market hides it. Owned demand protects rent when the cycle cools.
- I do not have time to manage another vendor.
- You will not manage it. We run the system and report in owner terms. Your part is a strategy session up front and a regular review of the numbers.
Four owner outcomes, one website behind them
Choose an outcome to see which parts of the site do the work.
How the site delivers it
A brand and story that make the community the obvious choice, with live pricing and floor plans that sell value, so prospects compare you on more than the lowest rent in a grid.
Owner and investor questions
How does apartment marketing increase asset value?
Asset value follows NOI. Marketing that raises occupancy, protects effective rent or lowers the cost to lease a unit raises NOI, and at a 5% cap rate each added dollar of annual NOI adds twenty dollars of value. A community adding $10,000 in monthly NOI gains $2.4M in value in that scenario.
Do you work with smaller portfolios?
Yes. We work with communities from 8 to 300 units, and with owners of one property or many. A single-asset owner and a multi-market fund need different plans, so the plan starts from your portfolio, not from a package.
Can one marketing system work across properties in different markets?
Yes. Each community gets its own brand, content and local search strategy, built on one shared framework. That keeps quality and reporting consistent across the portfolio while every property still speaks to its own market.
Who owns the website and the lead data?
The owner does. The site, the domain, the content and the lead data belong to the property, with no proprietary platform and no lock-in. If the property changes management or sells, the website goes with it.
How is this different from the website my property management software provides?
A software template is built for the software, not for leasing. It looks like every other community on the platform and gives you little control over search performance. A custom site is designed to rank in your market and convert renters into tours and leases.
What do you report on?
Leads, tours and leases by source, cost per lease, search visibility and conversion rates, connected to occupancy and effective rent. The goal is a report an owner can read in five minutes and take to investors or lenders.
Do you only work with apartment communities?
Yes. Next Level Communities works exclusively in multifamily. Every strategy, page and campaign is built for renters choosing a home and for owners measuring NOI.
